How Clarence Capital Integrates The Tank Tiger to Support Terminal Market Analysis

Clarence Capital is an investment firm focused on real assets, with a mandate to pursue strategic opportunities in energy, power, and infrastructure across North America and Europe. The Firm has substantial liquidity available and is actively seeking opportunities to acquire operating and non-operating liquid bulk terminal assets. As part of its expansion into these assets, the firm leverages The Tank Tiger’s platform to support early-stage research and enhance its diligence process.

“We approach every opportunity with a focus on fundamentals,” said David Kiley, Managing Director at Clarence Capital. “Tools like The Tank Tiger help frame our initial view of a terminal’s profile, both from a market perspective and from an infrastructure standpoint.”

Clarence Capital subscribes to several of The Tank Tiger’s offerings, including the Digital Infrastructure Map, which enables a visual overview of terminal locations and connections to key pipeline and rail networks. This capability supports screening and helps the team quickly understand the strategic relevance of specific sites.

The firm also uses The Tank Tiger’s Storage Pricing dataset to assess historical lease rates by region and product type. “Historical pricing data helps us test assumptions and understand how certain terminals have performed across market cycles,” Kiley noted. “It’s one of the inputs we use to inform modeling and evaluate downside risk.”

In addition, the Storage Demand Index offers directional insights into regional market dynamics. While not predictive on its own, Clarence Capital uses it to help identify areas where further diligence may be warranted.

“We combine macro trends with regional indicators to help prioritize where we focus our time,” Kiley added. “Having that context allows us to be more targeted in our evaluation.”

While The Tank Tiger is one of several data sources in the firm’s broader toolkit, it has become a useful component in streamlining research and guiding diligence efforts.

“We value any tool that helps us move from a broad market scan to focused underwriting more efficiently,” said Kiley.
